Town of Islip Seeks Private Partner for Long Island MacArthur Airport Terminal & LIRR Connection

The Town of Islip has unveiled an exciting opportunity for private sector investment at Long Island MacArthur Airport (ISP), aimed at transforming the region’s air travel and transit connectivity.

The proposed development includes two transformative options:

  1. Option 1 – Construction of a brand-new terminal on the north side of the Airport property, featuring a climate-controlled connection to the Long Island Rail Road’s Ronkonkoma Station.
  2. Option 2 – Modernization of the existing terminal area on the south side of the property, with a dedicated connection to the Ronkonkoma Station.

The Town is seeking a qualified private partner to develop, design, finance, operate, and maintain the terminal and Station connection. This public-private partnership (P3) is expected to bring innovation, efficiency, and private capital to help deliver a state-of-the-art facility that enhances the customer experience, stimulates passenger growth, and benefits the broader Long Island community.

The selected Developer will privately finance the Opportunity through a combination of debt and equity, repaid via terminal and ancillary revenue sources, including potential property development-related revenue. The Town anticipates using a progressive delivery approach to advance this project.
